Asbestos removal planned around the building, programme and work that needs to happen next.

Commercial asbestos work is rarely just about taking one material out. There may be tenants in the building, other trades waiting to start, a refurbishment programme to protect or several asbestos items identified in a survey. Tell us what has been found, where it is and what needs to happen after the removal. We can then focus the enquiry on the work that is actually holding the project up.

We take commercial asbestos removal enquiries from landlords, property managers, facilities teams, main contractors, developers and business owners across London and Greater London. The job may involve one room or service cupboard, several separate asbestos areas or a larger planned removal package.

01AIB in partitions, ceilings, risers, service cupboards, doors, soffits and plant areas.

02Pipe lagging, boiler insulation and asbestos around heating or building-services equipment.

03Floor tiles, adhesive, asbestos cement roofs and cladding, textured coatings and other confirmed ACMs.

Shops, offices, warehouses, plant rooms, managed buildings and refurbishment sites.

If asbestos has already been confirmed, send the survey, asbestos register, laboratory result, photographs or scope if you have them. We can use that information to understand the material, quantity, access and location before discussing the removal.

If the material has not been confirmed, do not guess. Our asbestos survey and testing service can help identify the material first. Once the result is known, the correct removal route can be planned.

If you already have an asbestos report, send it with the enquiry.

A refurbishment or demolition survey often gives us much of the information needed to start looking at a commercial removal job. Useful details include the asbestos material, approximate quantity, room or floor, photographs, accessibility and any notes about its condition.

For larger projects, drawings and marked-up plans can also help. They make it easier to understand whether the asbestos is concentrated in one area or spread through different parts of the building. If several ACMs have been identified, the removal does not always have to be treated as one undivided job. The scope can be discussed around the building and programme.

If your report identifies AIB, pipe lagging or another material that may require licensed work, send it to us rather than trying to decide the category yourself. We can look at the actual information supplied and explain the next step. Our licensed asbestos removal page explains the current contracting arrangement for work that needs an HSE-licensed contractor.

Removal can be planned around the work that is waiting to start.

Commercial enquiries often arrive because asbestos has become the next obstacle in a wider job. A contractor may need access behind an AIB panel, a heating team may be waiting for insulation to be removed, or a refurbishment may have stopped after asbestos was identified in floors, ceilings or service areas.

Tell us what the next trade needs to do. That gives the removal scope context. It may affect which asbestos areas need to be dealt with first, how access is arranged and whether the work can be separated into stages.

We can discuss asbestos removal around refurbishment, strip-out, electrical work, boiler or heating replacement, roofing works and other building-services activity. The aim is not to create more process than the project needs. It is to understand the asbestos work clearly enough that the next part of the job can be planned properly.

Refurbishment or strip-out waiting for asbestos removal Electrical, mechanical or heating teams needing access Landlord or facilities work in an occupied property Several asbestos areas with different priorities Planned works with a programme or handover date

Tell us who is using the building and which areas must remain operational.

An office, shop, school, healthcare building or managed property may not be able to close completely while asbestos work is arranged. Whether removal can be separated from occupied areas depends on the asbestos material, location, access and how the building is being used.

Useful information includes normal operating hours, shared access routes, nearby work areas and whether the asbestos is inside a room that can be isolated from the rest of the property. For some projects, timing or phasing can reduce disruption. For others, the work area needs to be fully separated before removal can begin.

We do not promise that every commercial asbestos job can be completed around normal occupation. We look at the actual material and site circumstances first. If the work can be phased or timed around the building, that can be discussed as part of the scope.

Several asbestos areas do not always have to be removed at the same time.

A survey may identify asbestos on different floors, inside separate risers, around plant or heating equipment, below floor finishes and elsewhere in the same building. If the programme allows, those areas may be discussed as separate phases rather than one continuous removal operation.

Phasing is particularly useful when another contractor only needs one part of the building released first. Tell us which area is holding up the next stage and which areas can wait. We can then understand the sequence you are trying to achieve.

The asbestos material still determines the controls and removal method required. Splitting a project into phases does not change the classification of the work; it simply helps the project team understand the order in which different areas may be tackled.

Priority work area identified first Separate floors, rooms, risers or plant areas Coordination with the project programme Access discussed before the removal date Later asbestos areas retained as separate phases where appropriate

The better the job information, the more useful the first conversation can be.

You do not need to prepare a perfect tender pack before contacting us. Start with what you already have. The most useful information is the building location, asbestos material, approximate quantity or number of areas and what needs to happen after the asbestos has been removed.

If available, send the asbestos survey or register, photographs, laboratory results, drawings, marked-up plans or a written scope. For a roof or external asbestos-cement project, photographs showing the building and access can be particularly useful. For internal work, photographs of the room, material and surrounding area can help us understand the setting.

Also tell us about timing. If another contractor is waiting, the property is being handed over, a tenancy is starting or the project has a fixed programme, say so. We cannot promise a date until the work has been assessed, but knowing the deadline from the start helps us understand the enquiry properly.

Call 020 8088 0271 or use the enquiry form above. If you already have documents or photographs, attach them to the form.

Removal should leave the agreed work area ready for the next stage of the project.

The exact controls depend on the asbestos material and how it must be removed. Commercial work can range from intact asbestos cement or floor materials through to AIB and pipe insulation requiring a much higher level of control.

The agreed asbestos waste is packaged, transported and disposed of through the appropriate waste route, with relevant consignment paperwork supplied for the removal work. Where licensed work or formal clearance requirements apply, those requirements form part of planning the job rather than being treated as an afterthought.

For the buyer, the important point is knowing what has been included in the removal scope and what happens next. If builders, electricians, heating engineers, roofers or another contractor are waiting to continue, tell us that at the start so the asbestos work can be discussed in the context of the wider project.

Commercial Asbestos Removal London questions.

What commercial buildings do you cover?

We take commercial asbestos removal enquiries for shops, offices, warehouses, plant rooms, rented buildings, schools, healthcare premises and larger managed sites across London.

Can asbestos removal be planned around an occupied building?

Often, yes. It depends on the asbestos material, access and how people use the building. We can discuss separating the work area, timing the work and keeping other people away from the asbestos removal.

Can you work with main contractors and building-services teams?

Yes. We can plan asbestos removal around refurbishment, demolition, boiler replacement, electrical work and other trades. The asbestos area is handed back before the next team starts work there.

Will I receive official asbestos waste paperwork?

Yes. The agreed asbestos removal work includes lawful transport and disposal, with the relevant asbestos waste consignment paperwork supplied.

Does every commercial asbestos job require an HSE-licensed contractor?

No. It depends on the asbestos material, its condition and how the work will be done. AIB and pipe lagging commonly need licensed work, while some intact asbestos cement and floor materials can be non-licensed. We will explain what applies to the actual job.

Can commercial asbestos removal be completed in phases?

Yes, when the building layout and programme allow it. We can discuss separate work areas, access, other trades and the order each asbestos area needs to be cleared.

What information helps with a commercial asbestos removal quote?

Call us and explain the building, asbestos material, work area and what needs to happen afterwards. If you already have a survey, asbestos register, drawings or lab result, you can send them, but you can contact us without paperwork.

Do you cover commercial asbestos removal across London?

Yes. We take commercial asbestos removal enquiries across all 32 London boroughs and Greater London. Call us and tell us where the building is and what needs to come out.
